Architectural Control Committee (ACC)

Purpose: To control and approve all construction, remodeling, addition, landscaping or other changes to any existing dwelling or lot in the manner and to the extent set forth in the Declaration of Covenants, Conditions & Restrictions (ARTICLE VII) for Twin Lakes of Brandon Homeowners Association, Inc.

Area of Responsibility: Architectural Control Committee oversees all lots and structures within the boundaries of the Twin Lakes of Brandon.

Covenants Conditions and Restrictions Committee (CCR)

Purpose: To perform routine inspections of the community and respond to any complaints, in order to ensure each lot remains in full compliance with the provisions of the Declaration of Covenants, Conditions & Restrictions and any Community Rules established and approved by the Board of Directors.

Area of Responsibility: The Covenants, Conditions and Restrictions Committee (CCR) inspects all lots and structures within the boundaries of the Twin Lakes of Brandon.

Common Area & Lake Maintenance Committee (CALM)

Purpose: To oversee the condition and maintenance of the common areas, assets and property of Twin Lakes of Brandon Homeowners Association (TLBHOA) and to report to the Twin Lakes Board of Directors.

Area of Responsibility: Area includes all common areas to include the park, sports facilities, Pool, Lake Michaela and portion of Lake Stearns.

Communications & Social Activities Committee (CSAC)

Purpose: The purpose of the Communications and Social Activities Committee (CSAC) is to sponsor a variety of activities intended to foster a sense of community for the residents of Twin Lakes of Brandon. Such activities include the Annual Community Garage Sale, Holiday Concert in the Park, Easter Egg Hunt in Zeina Park. The CSAC is also responsible for publishing the Twin Lakes HOA Newsletter.

Area of Responsibility: The CSAC focuses on creating events that add to the enjoyment of living in Twin Lakes and disseminates news and information that is valuable to residents through the Newsletter.

Landscaping Committee (LC)

Purpose: To oversee the condition of the landscaping in all the common areas of Twin Lakes of Brandon. Although the contracted HOA landscaper performs maintenance on the existing plants, hedges, shrubs, trees and vegetation, the landscaping committee will assess additional improvements. Removal and replanting of vegetation/plants doesn’t fall within scope of the contracted landscaper, will fall to the landscaping committee. 

Area of Responsibility: This includes all common areas to include the park, sports facilities, pool, growth area outside Lake Michaela and a portion of Lake Sterns. Vegetation/plants that wither, die or become unmanageable might need to be replaced. Generally this falls outside the landscaping contract scope. Additionally, the committee might want to replace those removed. The committee will organize a working team, provide any designs or changes to the board and provide cost of any replacements which will be voted on by the HOA board.
