TWIN LAKES RULES AND REGULATIONS

Community Rules have been adopted by the Board of Directors from time to time, since the beginning of the community. These rules eventually became difficult to understand as there were numerous sets of rules.  In 2006, the Board of Directors determined that these rules needed to be reviewed, updated and consolidated to include all the rules in one indexed set. These rules were adopted in 2006 and have been in effect since that time. With time, laws and court decisions governing home owner associations’ change, as such, the guidelines for the associations must also change to comply with the laws and court decisions.

 

The 2010-2011 Board of Director’s set out to update the Rules and Regulations for our community.  This undertaking included a series of meetings starting in January 2011 where all property owners and residents were encouraged to participate.  These meetings included the review of all existing guidelines and new guidelines that needed to be adopted to comply with current laws and court decisions.  Over a five month period, the new Rules and Regulations were drafted. These draft Rules and Regulations were reviewed by our HOA’s attorney for compliance with our Governing Documents and current laws.

 

All Twin Lakes of Brandon Homeowners Association members were officially notified by regular mail of a special Board Meeting scheduled for July 18, 2011 at 7:00pm at the Centerpoint Church located at 1801 South Miller Road, Valrico, Florida 33596 and in that notice informed members that community rules were to be reviewed, revised and adopted by the Board of Directors at this special meeting of the Board. This official notice was included in a mailing on or about June 30, 2011.

During this meeting, the Board of Directors reviewed the proposed Rules and Regulations and solicited suggestions from the community residents and members in attendance.   All residents were encouraged to participate in this important process for adopting appropriate Rules and Regulations for our community. 

 

At the request of the members present at the July 18th meeting, the vote on the new rules was continued until the August 4, 2011 Board of Directors meeting held at the Bloomingdale Public Library so additional comments could be submitted by the residents; no additional comments were received by the Board during this period. The Board of Directors voted unanimously to approve the revised Rules and Regulations at the August 4, 20011 meeting. Once approved, these new rules and regulations replaced all existing rules and regulations and went into effect immediately.

 

Below are copies of the approved Twin Lakes Rules and Regulations as adopted by the Board of Directors on August 4, 2011; all community members are bound by these rules as of the effective date. Also below is an updated Architectural Committee (AC) Exterior Modification Submission Form.  Please use this form on all submissions for approval going forward.
